The development of Harbor Springs Airpark Lot 6 is structured as a collaborative Build-to-Suit Design-Build project that combines the purchase of a premier airpark homesite with the design and construction of a custom hangar home tailored to the owner’s needs and preferences.

The process begins with a conceptual design that has already been developed, approved by Emmet County, and reviewed for compliance with the Airpark’s architectural and design standards. This provides purchasers with the confidence of starting from a thoughtfully conceived and approved design while preserving the flexibility to customize the home to reflect their individual vision and lifestyle.

The Design-Build approach brings the owner, architect, and builder together as a unified team from the outset. Through a structured design charrette and ongoing collaboration, the purchaser participates in refining the home’s layout, finishes, amenities, and overall character. This integrated process allows design decisions, budgeting, scheduling, and construction planning to occur simultaneously, improving communication, reducing uncertainty, and helping ensure that the project is delivered efficiently and cost-effectively.

Phase 1 – Design/ Pre-Construction 

During Phase 1, the design-builder, architect, engineers, and owner work collaboratively to transform the conceptual design into a fully developed set of construction documents. This phase includes design development, engineering, permitting, budgeting, scheduling, and the preparation of a comprehensive construction proposal

Key deliverables include:

  • Design charrette and Basis of Design development
  • Updated schematic design documents
  • Design development drawings and specifications
  • Permit and construction documents
  • Building permit acquisition
  • Detailed project schedule
  • Comprehensive construction cost proposal

At the conclusion of Phase 1, the owner receives a detailed construction proposal that includes a fixed lump-sum construction price, supporting cost breakdowns, schedule information, and all assumptions associated with the proposed work.

Phase 2 – Construction Services

Following completion of the design and pricing process, the owner has the opportunity to review and approve the final construction proposal.

Once accepted, a Phase 2 Amendment establishes the final construction contract price, approved construction documents, and project completion schedule.

The design-builder then provides all labor, materials, equipment, and construction management services necessary to complete the project in accordance with the finalized plans and specifications.

A Collaborative Process

The foundation of the Build-to-Suit Design-Build model is collaboration. The owner, architect, and builder work together throughout the project to balance design objectives, quality standards, budget considerations, and construction efficiency.
